This project is located at one of Rajkot’s upcoming commercial locations. The site was a triangular parcel of land with three sides open. Being a commercial development, all units on the Ground, First and Second floors had to face the main road for maximum visibility. These units also need to occupy maximum carpet area, thus the mass comprising the bottom three floors follows the shape of the site, after offsetting the necessary margins as required by local regulations. The remaining floors on top have office units, and its overall mass responds to the road facing slant edge by adopting a stepped formation.

 

The entire project is divided into two wings of seven units each, with the entry and vertical circulation elements slicing it in the centre. This central slice is screened by a series of floating planters at every floor.


The stepped massing for the office blocks is divided by strategically placed facade elements, which also house the AC outdoor units and other service lines.

 

There is no stepping formation on the rear elevation as that edge is parallel to the neighbouring buildings. However, the facade strategy continues from the front side, so that the overall character remains the same for all units.
